However, in Sesimbra we were not granted authorization for local accommodation (AL), as the Municipality of Sesimbra has suspended the issuance of new AL registrations in the consolidated urban area of the town. For this reason, in Sesimbra we do not provide hospitality services associated with leasing.

Between the Arrábida and Cape Espichel, Sesimbra — the “beautiful and bountiful” — is a town with a strong fishing tradition, a setting for diving, discovery walks, wild paradises with crystal‑clear waters and cliffs. The best of the sea is served at the table, always with a view over the blue of the ocean.

Amrichotur offers temporary rentals for companies, consultants, mobile staff, and professionals who require accommodation during business trips, projects, training programmes, or short‑ to medium‑term assignments in the Lisbon and Setúbal region.

This model is intended exclusively for non‑permanent residential use, through a temporary lease agreement, without the provision of local accommodation (AL) or hotel services.

These Terms and Conditions govern the access, use, and provision of accommodation services offered by Amrichotur through the website amrichotur.com, as well as the conditions applicable to bookings, stays, payments, and the responsibilities of all parties involved.

By using this website or making a reservation, the user declares that they have read, understood, and fully accept these Terms and Conditions.

2. Nature of the Service

Amrichotur provides short‑ and medium‑term accommodation intended for:

    · Expats and remote‑work professionals

The accommodation does not constitute permanent residential leasing and does not grant the guest any right of residence or subletting.

3. Reservations

Reservations may be made through:

  · Partner platforms (Booking, Airbnb, Expedia, etc.)

A reservation is considered confirmed after:

     · Confirmation is sent by Amrichotur

  · Payment of the deposit or full amount, as applicable

   · Lack of payment

  · Indications of improper or unlawful use of the accommodation

4. Prices and Payments

The prices displayed include:

   · Use of amenities · Initial cleaning

Additional costs may apply, such as:

   · Extra cleaning services

   · Late check‑in (when applicable)

   · Damages caused during the stay

Payments may be made via:

   · Bank transfer

  · Credit card (when available)

  · Payment methods provided by partner platforms

5. Check‑in and Check‑out

  · Check‑in: from 3:00 PM (or as agreed)

  · Check‑out: until 11:00 AM (or as agreed)

The guest must inform Amrichotur of their expected arrival time in advance.

Self check‑in may be provided when applicable.

6. Use of the Accommodation

The guest agrees to:

  · Use the accommodation appropriately and responsibly

    · Respect noise, hygiene, and community rules

    · Not exceed the maximum occupancy

   · Not smoke inside the accommodation

 · Not host parties or events without prior authorization

Violation of these rules may result in immediate termination of the stay, without the right to a refund.

7. Damages and Security Deposit

The guest is responsible for any damage caused to the accommodation, furniture, or equipment during the stay.

Amrichotur may require:

       · A refundable security deposit

  · Payment for damages after check‑out, supported by photographic evidence

8. Cancellations and Refunds

The cancellation policy may vary depending on:

     · The booking channel

     · The selected rate

     · The time of year

When applicable, the specific conditions communicated at the time of booking will apply.

9. Limitation of Liability

Amrichotur is not liable for:

    · Loss, damage, or theft of personal belongings

  · Temporary interruptions of external services (water, electricity, internet)

  · Accidents resulting from improper use of the facilities

Amrichotur’s liability is limited to the amount paid for the stay.

11. Amendments to the Terms and Conditions

12. Governing Law and Jurisdiction

These Terms and Conditions are governed by Portuguese law. In the event of a dispute, the competent court is the Judicial District of Lisbon, with express waiver of any other jurisdiction.

📌 Amrichotur – Cancellation Policy

1. Scope

This Cancellation Policy applies to all reservations made directly with Amrichotur through the website amrichotur.com, email, telephone, or other direct contact methods.

Reservations made through external platforms (Booking, Airbnb, Expedia, etc.) are governed by the specific policies of those platforms.

2. Cancellations by the Guest

2.1. Free Cancellation

The guest may cancel free of charge up to 14 days before the check‑in date.

2.2. Cancellations between 14 and 7 days before check‑in

A fee of 50% of the total reservation amount will be charged.

2.3. Cancellations less than 7 days before check‑in

A fee of 100% of the total reservation amount will be charged.

2.4. No‑show

In the event of a no‑show, the full reservation amount will be charged with no right to refund.

3. Date Changes

Date changes are subject to:

    · Availability of the accommodation

    · Possible rate differences · Prior confirmation by Amrichotur.

Changes requested less than 7 days before check‑in may be treated as a cancellation, depending on availability.

4. Cancellations Due to Force Majeure

In duly proven situations of force majeure (serious illness, death of an immediate family member, unforeseeable events), Amrichotur may:

     · Issue credit for future use

     · Reschedule the stay at no additional cost

     · Assess exceptions on a case‑by‑case basis

Supporting documentation may be required.

5. Cancellations by Amrichotur

Amrichotur may cancel a reservation in exceptional situations, such as:

    · Unexpected damage to the accommodation

    · Structural or safety issues

    · Overbooking due to technical error

    · Force majeure

In such cases, the guest may choose between:

     · Full refund

     · Rescheduling

   · Equivalent alternative accommodation (when possible)

6. Refunds

Refunds will be processed within a maximum of 7 business days, using the same payment method used for the reservation, unless otherwise agreed.

7. Corporate Reservations

For reservations made by companies, consultancies, or corporate entities, specific conditions apply:

    · Free cancellation up to 21 days before check‑in

    · Between 21 and 7 days: 50% charge

    · Less than 7 days: 100% charge

Custom conditions may be agreed upon in writing.

8. Non‑Refundable Reservations

When the guest selects a non‑refundable rate, no refund will be issued in case of cancellation, modification, or no‑show.
